From Service to Home: How I Helped a Veteran Buy His First House

There are transactions, and then there are moments that remind you why you became a REALTOR in the first place. Helping Andrew Villegas — a fellow U.S. Army veteran and Cold War era service member — close on his very first home was one of those moments. This story is about what happens when veterans look out for each other.

A Veteran's Dream of Homeownership

Andrew Villegas served in the U.S. Army during the Cold War era. Like so many veterans, he carried with him a quiet commitment to providing for his family — a commitment that didn't end when he took off the uniform. When Andrew came to me, he had a dream that I hear from veterans all the time: he wanted to own a home for his kids. Not just a roof over their heads, but a place that was theirs — something permanent, something earned, something he could be proud of.

Andrew had been renting for years. He knew he wanted to buy, but the process felt overwhelming. Where do you start? Can you really buy a home with little or no money down? Is the VA loan too good to be true? These are questions I hear every single week, and they're exactly the kind of questions I love answering — especially for a fellow veteran.

Navigating the VA Loan Process

One of the biggest myths out there is that VA loans are complicated or that sellers don't want to accept them. The truth? VA loans are one of the best mortgage programs ever created. Zero down payment. No private mortgage insurance. Competitive interest rates. And for veterans like Andrew who served honorably, they're an earned benefit — not a handout.

We sat down together and walked through every step. I connected Andrew with Robert Carrubba from Movement Mortgage, a lender I trust who understands VA loans inside and out. Robert did an exceptional job walking Andrew through the financing, making sure he understood every document, every number, and every decision. That kind of communication matters — especially when it's your first time through the process.

From pre-approval to house hunting to closing day, I made sure Andrew knew exactly where things stood at every point. No surprises. No confusion. No being left in the dark wondering what happens next. That's what I'd want if I were in his shoes, and that's what every veteran deserves.

"When you serve your country, you learn to count on the people next to you. When you buy your first home, you need that same kind of trust in the people guiding you through the process."

Homes for Heroes: Giving Back at Closing

Through my participation in the Homes for Heroes program, I was able to connect Andrew with additional savings at closing. Homes for Heroes is a national program that provides rebates and discounts to heroes — veterans, active military, firefighters, police officers, EMS, and teachers — when they buy or sell a home.

On closing day, I had the privilege of presenting Andrew with a $2,668 Homes for Heroes rebate check. That's real money back in the pocket of a man who served this country and was now finally achieving his dream of homeownership. Standing there in front of his new home in Canyon Country, handing him that check — I won't lie, it got me right in the heart.

Andrew served during the Cold War. He didn't see combat, but he stood ready. He was part of the force that kept the peace during one of the most tense periods in modern history. And now, decades later, he was finally holding the keys to a home he could call his own.

Why Stories Like This Matter

Real estate is about people, not just properties. Every transaction has a story. Andrew's story is one of patience, perseverance, and the power of having the right people in your corner. He didn't need a salesperson. He needed someone who understood his situation, respected his service, and was willing to do the work to make his dream a reality.

That's exactly what I try to be for every client. But when it's a fellow veteran? It hits different. We share a bond — a mutual understanding of what it means to serve something bigger than yourself. When Andrew walked into that house for the first time as a homeowner, I felt like I was standing next to a brother. That's not a marketing line. That's the truth.

The Team That Made It Happen

I want to give credit where it's due. Homeownership is a team effort. Robert Carrubba at Movement Mortgage was instrumental in making sure Andrew's financing was solid and that every question was answered with patience and clarity. The Homes for Heroes program provided an additional layer of savings that made a real difference. And Andrew himself did the hard work — showing up, staying engaged, and trusting the process.

This story was also featured in The Signal newspaper, and I'm grateful that our local community got to see what veterans can accomplish when they have the right support.

Thinking About Buying Your First Home?

If you're a veteran, a first-time buyer, or someone who's been renting and wondering if homeownership is possible — it is. The VA loan benefit is one of the most powerful tools available, and you've earned it. You don't need a 20% down payment. You don't need perfect credit. What you need is a plan, a trusted guide, and the willingness to take that first step.

I've helped hundreds of families buy and sell homes over 22 years, and I've never lost sight of why I do this. It's not about the commission. It's not about the closing gift. It's about standing in front of a new homeowner — someone who trusted me with one of the biggest decisions of their life — and knowing I did right by them.

Andrew, thank you for your service, your trust, and for letting me be part of your story. Welcome home.
