Service Doesn't Stop
at Discharge
As a U.S. Army Veteran, I understand the unique needs of military families. From VA home loans to PCS relocations, I bring military values and real estate expertise together.
From Army Greens to
Real Estate Dreams
I began my real estate career in 2004 after serving in the U.S. Army, driven by a passion for helping people navigate one of the most important financial decisions of their lives. As a veteran, I understand firsthand the discipline, dedication, and service mentality that defines military life — and I bring those values to every real estate transaction.
Military families face unique challenges: frequent moves, deployment timelines, VA loan complexity, and the need to make fast, informed decisions in unfamiliar markets. I've built my practice around understanding and solving those challenges.
My commitment to service extends beyond real estate through my support of the Tunnels to Towers Foundation, Autism Speaks, the American Legion, the Veterans of Foreign Wars (VFW), Moose International (Loyal Order of Moose), and community organizations that share a mission of helping hero families achieve the security and stability of homeownership.
VA Loan Benefits You Deserve
Your service earned you benefits that can make homeownership more accessible and affordable. I'll help you understand and use every one of them.
No Down Payment
VA loans allow eligible veterans to purchase a home with $0 down — one of the most powerful benefits available.
Competitive Rates
VA loans consistently offer lower interest rates than conventional loans, saving you money over the life of the mortgage.
No PMI Required
Unlike conventional loans with less than 20% down, VA loans don't require private mortgage insurance — reducing your monthly payment.
Reusable Benefit
Your VA loan benefit can be used multiple times throughout your life — for your next home purchase or refinance.
2026 VA Loan Updates
- Loan Limits Increased to $832,750 — veterans with partial entitlement have more zero-down-payment buying power in high-cost markets like Santa Clarita.
- New VA Partial Claim Program (June 15, 2026) — brings delinquent VA loans current without increasing the borrower's monthly payment, providing a safety net for veterans facing financial hardship.
- Funding Fee Now Tax-Deductible — starting in 2026, the VA Funding Fee is tax-deductible when itemizing, reducing the overall cost of your loan.
VA Loan vs. Conventional Loan: Side-by-Side
Here's how your VA home loan benefit stacks up against a conventional mortgage — feature by feature. In almost every category, VA loans give veterans a real advantage.

| Private Mortgage Insurance (PMI) | None required | Required if less than 20% down |

| Funding Fee | One-time fee (2.15%–3.3%, may be waived for disability) | No equivalent fee |
| Assumable Loans | Yes — a major advantage in today's market | Rarely assumable |
| Reusable Benefit | Yes — use it again and again | N/A |
| Seller Concessions | Up to 4% (capped by VA) | Typically 3–6% |

California Disabled Veterans'
Property Tax Exemption
This is a benefit many California veterans don't know about — and it can save you thousands of dollars every year on your property taxes.
California offers a Disabled Veterans' Property Tax Exemption that significantly reduces the assessed value of your primary residence — and the savings recur every year you own the home. This is not a one-time deduction; it's an annual reduction that lowers your property tax bill for as long as you qualify.
For the 2025–2026 tax year, the basic exemption reduces your property's assessed value by $175,298. If your household income falls below the low-income threshold, the low-income exemption increases that reduction to $262,950. Both amounts are adjusted annually for inflation by the California Board of Equalization.
To put that in perspective: on a home assessed at $800,000, the basic exemption alone could save you over $1,800 per year in property taxes. Over a decade of ownership, that adds up to more than $18,000 — money that stays in your pocket.
Eligibility Requirements
100% Service-Connected Disability
You must have a VA disability rating of 100%, or be compensated at the 100% rate due to Individual Unemployability (IU). This also applies to veterans who are blind in both eyes or have lost the use of two or more limbs.
Primary Residence Required
The exemption applies only to your principal place of residence — the home where you live full-time.
Annual Filing with the County Assessor
You must file Form BOE-261-G with your county assessor's office — typically by February 15 of each year. Bring your VA disability rating letter and DD-214.
Exemption Amounts (2025–2026)
Basic: $175,298 reduction in assessed value. Low-income: $262,950 reduction. Amounts adjust annually for inflation.
Important: This is a California-specific benefit — it's separate from your federal VA benefits. Contact your county assessor's office to file. In Los Angeles County, reach the Assessor at assessor.lacounty.gov or (213) 974-3101. In Santa Clarita (which is in Los Angeles County), this office handles all filings.
Don't leave money on the table. I help veteran clients identify every tax advantage available to them — from the disabled veterans' exemption to Proposition 19 benefits. If you're not sure whether you qualify, let's talk.
The Veteran Home Buying Process
Buying a home with a VA loan isn't complicated — but it helps to have someone who knows the process beside you. Here's what to expect, step by step.
Get Your Certificate of Eligibility (COE)
This document from the VA proves you qualify for a VA home loan. I'll help you request it through your lender or directly from the VA — it's faster than most veterans expect.
Most lenders can pull your COE electronically in minutes through the VA's Web LGY system.
Get Pre-Approved with a VA-Savvy Lender
Not all lenders understand VA loans equally. I connect you with lenders who specialize in VA lending, know the guidelines, and can get you a strong pre-approval letter that sellers take seriously.
VA pre-approval is different from pre-qualification — it carries real weight in a competitive offer.
Find Your Home
Now the exciting part. I'll search for homes that match your needs, BAH, and budget — factoring in commute times to your base or workplace, school quality, and neighborhood fit for your family.
As a Santa Clarita specialist, I know which neighborhoods work best for veteran families in every price range.
VA Appraisal & Inspection
The VA requires its own appraisal to protect you and ensure the home meets minimum property requirements. I guide you through what to expect, how to handle any repair requirements, and how to negotiate if issues arise.
VA appraisals include a Minimum Property Requirements (MPR) check — this protects you from buying a home with serious issues.
Closing Day — Welcome Home
From final walkthrough to signing, I'll be beside you the entire way. On closing day, you'll receive your keys and officially become a homeowner — earned through your service and protected by your VA benefits.
VA closing costs are capped — the seller can pay up to 4% of concessions, covering many of your out-of-pocket expenses.

Common VA Loan Myths — Busted
I hear these misconceptions from veteran clients all the time. Let's separate fact from fiction so you can make an informed decision.
"You need a 20% down payment to buy a home."
VA loans require zero down payment. That's one of the biggest advantages of your VA benefit — you can buy a home without draining your savings. The VA guaranty eliminates the need for a down payment entirely.
"VA loans take forever to close."
VA loans close in the same timeframe as conventional loans — typically 30 to 45 days. With an experienced VA lender, the process is efficient and predictable. I work with lenders who understand the VA timeline.
"Sellers don't like VA offers."
In many markets, VA offers are just as competitive as conventional ones. When you're pre-approved, work with an experienced agent, and present a strong offer — sellers recognize a solid deal. In 2024 and beyond, VA loans have earned a reputation for reliability.
"You can only use your VA loan benefit once."
Your VA loan benefit is reusable. If you've paid off a previous VA loan, you can restore your entitlement and use it again. Even if you still have an active VA loan, you may be able to use your remaining entitlement for a second purchase.
Curious about something else? I'm always happy to answer your VA loan questions — no pressure, no jargon.
