  • Funding Fee Now Tax-Deductible — starting in 2026, the VA Funding Fee is tax-deductible when itemizing, reducing the overall cost of your loan.

Property Tax Exemption

This is a benefit many California veterans don't know about — and it can save you thousands of dollars every year on your property taxes.

California offers a Disabled Veterans' Property Tax Exemption that significantly reduces the assessed value of your primary residence — and the savings recur every year you own the home. This is not a one-time deduction; it's an annual reduction that lowers your property tax bill for as long as you qualify.

For the 2025–2026 tax year, the basic exemption reduces your property's assessed value by $175,298. If your household income falls below the low-income threshold, the low-income exemption increases that reduction to $262,950. Both amounts are adjusted annually for inflation by the California Board of Equalization.

To put that in perspective: on a home assessed at $800,000, the basic exemption alone could save you over $1,800 per year in property taxes. Over a decade of ownership, that adds up to more than $18,000 — money that stays in your pocket.

Eligibility Requirements

100% Service-Connected Disability

You must have a VA disability rating of 100%, or be compensated at the 100% rate due to Individual Unemployability (IU). This also applies to veterans who are blind in both eyes or have lost the use of two or more limbs.

Primary Residence Required

The exemption applies only to your principal place of residence — the home where you live full-time.

Annual Filing with the County Assessor

You must file Form BOE-261-G with your county assessor's office — typically by February 15 of each year. Bring your VA disability rating letter and DD-214.

Exemption Amounts (2025–2026)

Basic: $175,298 reduction in assessed value. Low-income: $262,950 reduction. Amounts adjust annually for inflation.

Important: This is a California-specific benefit — it's separate from your federal VA benefits. Contact your county assessor's office to file. In Los Angeles County, reach the Assessor at assessor.lacounty.gov or (213) 974-3101. In Santa Clarita (which is in Los Angeles County), this office handles all filings.

Myth #1

"You need a 20% down payment to buy a home."

Reality

VA loans require zero down payment. That's one of the biggest advantages of your VA benefit — you can buy a home without draining your savings. The VA guaranty eliminates the need for a down payment entirely.

Myth #2

"VA loans take forever to close."

Reality

VA loans close in the same timeframe as conventional loans — typically 30 to 45 days. With an experienced VA lender, the process is efficient and predictable. I work with lenders who understand the VA timeline.

Myth #3

"Sellers don't like VA offers."

Reality

In many markets, VA offers are just as competitive as conventional ones. When you're pre-approved, work with an experienced agent, and present a strong offer — sellers recognize a solid deal. In 2024 and beyond, VA loans have earned a reputation for reliability.

Myth #4

"You can only use your VA loan benefit once."

Reality

Your VA loan benefit is reusable. If you've paid off a previous VA loan, you can restore your entitlement and use it again. Even if you still have an active VA loan, you may be able to use your remaining entitlement for a second purchase.

In 2026, T2T marks its 25th anniversary with the "Steel Across America" tour — carrying a 16,900-lb World Trade Center beam across 10,500+ miles and 35+ cities, including the West LA Veterans Campus on June 28. The foundation has provided 343 mortgage-free smart homes and 17,500+ veterans served, with a goal of 343 more homes in 2026.
