What Valencia Is Like

The Master-Planned Heart of the SCV

Valencia is the largest district within the City of Santa Clarita and the community people usually picture when they imagine the valley: a thoughtfully planned "new town" built around convenience and connection. Its signature is the paseo system, a web of pedestrian and bike trails about a dozen miles long that thread residential neighborhoods to schools, parks, and shopping without getting in a car.

If you want amenities literally blocks from home and a safe, walkable place to raise a family, Valencia is a natural fit. It is one of the communities that came together in 1987 to form the City of Santa Clarita, and it has only grown in popularity since.

Schools & Education

Valencia is served by respected public school districts. Students in grades 7 through 12 attend schools in the William S. Hart Union High School District, including Valencia High School and West Ranch High School. Elementary schools fall to the Saugus Union School District for most of Valencia, with portions in the Newhall School District.

Parks & Recreation

The paseos make outdoor living easy, and Valencia's resources include this popular park and more public green space, playgrounds, pools, and sports facilities than you can explore in a week. The William S. Hart High School area and nearby community centers anchor much of the local recreation scene.

For big days out, the valley's river trail system and Santa Clarita's many public parks are just minutes away.

Dining & Shopping

Valencia Town Center is the valley's main shopping destination, a regional center combining an enclosed retail hub with an outdoor district and more than 100 stores and restaurants. Around it you will find everyday grocery, dining, and service options within a short drive, making most errands quick and convenient.

Commute Context

Valencia sits east of Interstate 5 with easy access to the 14 freeway as well. Downtown Los Angeles is roughly 30 miles to the south, and Burbank and the San Fernando Valley are a common commute. Metrolink rail from nearby stations offers a car-free weekday option for commuters heading toward LA.

Housing Styles & Lot Character

Because Valencia was master-planned, its neighborhoods tend to feel cohesive and well kept, with a mix of family homes across a range of layouts and ages. Many communities connect via the paseos, so front yards, greenbelts, and shared open space are part of everyday life. North and South Valencia each have a slightly different feel, and newer pockets sit alongside established neighborhoods built over the past several decades.

Plan for a competitive market in the most sought-after corner of the SCV. Get pre-approved early, confirm school boundaries, and decide which side of the paseo lifestyle you prefer before you start touring.
